How we built this list

We included an agency if it has an office in Portimão municipality (Portimão, Praia da Rocha, Alvor or Mexilhoeira Grande), or, for buyer’s agents, says it covers the Algarve, works in English, holds an AMI licence and markets to international clients. We read each agency’s website or idealista profile on 24 September 2026. We then verified every AMI licence number on the IMPIC public register on 24 September 2026; a search by municipality returned 136 licence holders in Portimão. Languages are those stated by the agency; a website’s languages are not always its staff’s. Listing counts and price ranges are for houses for sale in Portimão in idealista’s agency directory on 24 September 2026, and change daily.

Listing agencies act for the seller under the mediation contract. Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)).

International networks and franchises

Century 21 Realty Art II

Century 21 Realty Art II is run by Realtyart – Mediação Imobiliária, S.A., a group with Century 21 offices in Albufeira, Guia, Faro, Lisbon, Porto and Braga. The Portimão office is at Rua do Oceano Atlântico, Lote 10, Loja 5, 8500-823 Portimão; the licence is registered in Lisbon. It has worked in Portimão since 2013 and says it has about 40 professionals of various nationalities who speak “multiple languages”, without listing them. On 24 September 2026 it had 64 Portimão houses listed on idealista, from €160,000 to €2.75 million, the largest stock in this list. AMI 5101, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: it is a large franchise team, so the service you get depends largely on the individual consultant.

Engel & Völkers Portimão

Engel & Völkers Portimão is run by Soho Algarve, Lda, a licensee of the German Engel & Völkers group. The shop is at Praça Visconde Bivar, Edifício Atrium Arade, 8500-544 Portimão. It covers Portimão, Alvor, Mexilhoeira Grande, Ferragudo, Estômbar, Monchique and Silves, and works in residential, villa, luxury and investment property. On 24 September 2026 it had 38 Portimão houses listed on idealista, from €255,000 to €3.3 million. Its shop page lists German, Spanish, French, English, Portuguese, Russian and Dutch. AMI 14061, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: its price range starts higher than the local independents’, and Engel & Völkers Lagos is a separate company.

ERA Portimão / Praia da Rocha

ERA Portimão / Praia da Rocha is an ERA franchise run by Proposta Eleita, Lda. The office is at Avenida D. Afonso Henriques, Bloco A, R/C D, 8500-502 Portimão. It works mainly in the middle of the market. On 24 September 2026 it had 19 Portimão houses listed on idealista, from €230,000 to €1.2 million. Its idealista profile lists eight languages: Spanish, English, French, German, Portuguese, Russian, Ukrainian and Romanian. AMI 17084, verified on IMPIC on 24 September 2026. The profile does not say whether it represents buyers. Your contract is with the franchise company that signs it, not with ERA Portugal. Its office is in the city rather than on the seafront.

Tradeoff: its listed stock tops out at €1.2 million, so it is focused below the luxury segment.

Imojoy Real Estate – Portimão

Imojoy is the trading name of António Silvestre, Mediação Imobiliária, Lda, a brand headquartered in Cascais with offices in Cascais, Oeiras, Lisbon, Porto and Portimão. The Portimão office is at Rotunda Salgueiro Maia, Lote 55, Loja B, 1.º, 8500-347 Portimão. It works in the middle of the market. The brand’s idealista profile lists Spanish, Catalan, English, French, German, Italian, Portuguese and Russian. AMI 12689, verified on IMPIC on 24 September 2026 and shown in the footer of its home page. The website does not say whether it represents buyers. Your contract is with the licensed company, which is the same for all its offices.

Tradeoff: it is a Cascais-based brand, and Portimão is one of five offices.

KW Flash Algarve – Barlavento (Keller Williams)

KW Flash Algarve – Barlavento is a Keller Williams market centre run by Realflash Barlavento – Mediação Imobiliária, Lda. The Portimão office is at Rua Vicente Vaz das Vacas 41A, 8500-746 Portimão; the licence is registered on the EN125 at Alcantarilha, Silves. It also has a Lagos office. Its KW page listed about 105 consultants on 24 September 2026, and it had 33 Portimão houses listed on idealista, from €205,000 to €1.58 million. It does not list the languages its consultants speak, so ask for an English-speaking consultant. AMI 23329, verified on IMPIC on 24 September 2026; check that this is the number on your contract. The website does not say whether it represents buyers.

Tradeoff: Keller Williams is an agent-led model, so the service you get depends largely on the individual consultant.

RE/MAX Platina II

RE/MAX Platina II is a RE/MAX franchise run by Sigmaplatina Sul – Mediação Imobiliária, Lda. The office is at Largo 1.º de Dezembro 13, 8500-538 Portimão, in the city centre opposite the TEMPO theatre. It sells general residential property and also carries listings under the RE/MAX Collection label, which RE/MAX uses for premium homes. Its page does not list the languages its consultants speak. The RE/MAX network page advertises a “free, personalised service for buyers”; that is not a buyer’s-agent contract, and the office acts for sellers on its own listings. AMI 12612, verified on IMPIC on 24 September 2026. It is one of three RE/MAX offices listed for Portimão; we have not verified the other two.

Tradeoff: RE/MAX offices are independently owned franchises, so commission and service vary from office to office.

Local independents

Arabiscos

Arabiscos – Mediação Imobiliária, Lda is an Alvor-based agency at Rua Marquês de Pombal 7, 8500-021 Alvor, in the village. It specialises in Alvor and Portimão. On 24 September 2026 it had 46 Portimão houses listed on idealista, from €155,000 to €2.95 million. Its website is in English and Portuguese; it does not state the languages its staff speak, so ask when you first call. AMI 5976, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. For owners of a townhouse or flat in Alvor village, it is one of two agencies in this list with an office in Alvor.

Tradeoff: its focus is Alvor and Portimão, and staff languages are not published.

Famous Nomad (trades as Famous Group)

The licence holder is Famous Nomad, Unipessoal Lda; on idealista the agency trades as “Famous Group Unipessoal Lda”. The office is at Avenida Miguel Bombarda, Lote 10, Loja A, 8500-508 Portimão. It works in general residential sales. On 24 September 2026 it had 42 Portimão houses listed on idealista, from €185,000 to €3 million. Its idealista profile lists Spanish, Catalan, English, French, Italian and Portuguese. AMI 21448, verified on IMPIC on 24 September 2026. We could not confirm a website beyond the idealista profile, which does not say whether it represents buyers. As with any agency, check that the company named on your mediation contract matches the AMI licence.

Tradeoff: the trading name on idealista differs from the licence holder’s name, so confirm which company signs.

K&T Mediação Imobiliária

K & T – Mediação Imobiliária, Lda is based in Praia da Rocha, at Residências Portas da Rocha, Lote 7, Loja B, 8500-801 Portimão. The company dates from 2008. It is also authorised by the Banco de Portugal as a credit intermediary, so it can help a buyer arrange a mortgage. On 24 September 2026 it had 25 Portimão houses listed on idealista, from €185,000 to €3.5 million. Its idealista profile lists Spanish, English, French, Italian and Portuguese. AMI 8291, verified on IMPIC on 24 September 2026. The profile does not say whether it represents buyers. For owners of a Praia da Rocha flat, it is the only agency here with an office in Praia da Rocha itself.

Tradeoff: it is a small office, and its stock is smaller than the larger city agencies’.

Nuris Imobiliária

Nuris Imobiliária is the trading name of Nurisimo – Sociedade de Mediação Imobiliária, Lda. The office is at Rua Portas de São João 15A, 8500-604 Portimão, in the city. It handles sales and rentals of flats, villas, quintas (country properties), plots and shops. On 24 September 2026 it had 44 Portimão houses listed on idealista, from €146,000 to €3.9 million. AMI 2728, verified on IMPIC on 24 September 2026, the lowest licence number in this list. Its idealista profile does not list languages or say whether it represents buyers, and we could not confirm a website, so ask for an English-speaking contact when you call.

Tradeoff: staff languages are not published, and it covers rentals and commercial property as well as homes.

PERA Premium Properties

Pera Premium Properties, Lda has its office at Rua D. Carlos I, Edifício Oceanário, Bloco B, Loja E, 8500-502 Portimão. It focuses on Portimão and Alvor in the upper-middle segment. On 24 September 2026 it had 43 Portimão houses listed on idealista, from €270,000 to €2.8 million. Its idealista profile lists nine languages, the most in this list: Spanish, English, French, German, Italian, Portuguese, Dutch, Russian and Ukrainian. AMI 11034, verified on IMPIC on 24 September 2026. We could not confirm a website beyond the idealista profile, which does not say whether it represents buyers. For a seller, the language range may help when a buyer’s first language is not English.

Tradeoff: its geographic focus is narrow, covering Portimão and Alvor rather than the wider western Algarve.

Sulgar Real Estate

Sulgar Real Estate is the trading name of Sul Gar – Sociedade de Mediação Imobiliária, Lda. The office is at Quinta da Praia, Lote 4, Loja 7, 8500-013 Alvor. Its website describes it as “Portuguese/English owned and run” and says it has “over 40 years of experience” in the western Algarve. It sells apartments, villas, plots and businesses. AMI 6478, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. It is one of two agencies in this list with an office in Alvor, and the only one that describes itself as partly English-run.

Tradeoff: it is a small office, and its website shows a last copyright date of 2024, so confirm current details by phone.

Buyer’s agents covering Portimão

A buyer’s agent represents only the buyer, so these firms are of use to buyers, not sellers. None is based in Portimão. Fee models differ and most are not published; get the fee in writing.

Algarve House Hunters

Algarve House Hunters is run by Rebecca Jane Charles, Unipessoal Lda, and works only for buyers across the Algarve. It is based in Tavira, in the eastern Algarve. Its website is in English. AMI 24272, verified on IMPIC on 24 September 2026. It does not list homes for sale itself, so it searches across agencies on the buyer’s behalf rather than selling its own stock. It says it covers the whole region; ask how often it works in Portimão and Alvor, and which developments it knows. Ask for its fee in writing before you instruct it, and confirm who pays.

Tradeoff: it is based in the eastern Algarve, not near Portimão.

Goldcrest Advisers

Goldcrest Advisers, run by Golden Solstice, Lda, is a buyer-only agency with its head office in Lisbon and an Algarve office at Rua Coronel Figueiredo 6, Loja 6, Lagoa, the municipality next to Portimão. Its website, portugalbuyersagent.com, is in English. It says its fees “vary” and does not publish them, so ask for a written fee proposal before you instruct it. AMI 23310, verified on IMPIC on 24 September 2026. Because it acts only for buyers, it does not list homes for sale. It also covers the Lisbon region, so its team works in more than one market.

Tradeoff: its fee structure is not published.

Lagos Homes

Lagos Homes is the trading name of Benjamin Seide, who holds an individual mediation licence and is based in Lagos. Its website says it works “exclusively for buyers, not sellers”; the founder is from Berlin. The website is in English. AMI 21692, verified on IMPIC on 24 September 2026. Because it acts only for buyers, it does not market homes for sale. Its website focuses on Lagos and does not state whether it covers Portimão or Alvor, so ask before instructing it, and ask for the fee in writing.

Tradeoff: it is a one-person licence focused on Lagos, and Portimão coverage is not stated.

The Buyer’s Agent Portugal

The Buyer’s Agent Portugal is run by Singlessence, Lda and is based in Loulé, in the central Algarve. It works only for buyers. Its website FAQ describes an engagement fee plus a success fee, which makes it one of the few buyer’s agents here that publishes its fee structure. The website is in English. AMI 23932, verified on IMPIC on 24 September 2026. It does not list homes for sale. We could not confirm from its website how much of its work is in Portimão, so ask before instructing it.

Tradeoff: it is based in the central Algarve, and its Portimão coverage is not confirmed.

For owners selling from the UK or Ireland

• Sign remotely. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask each agency whether it has handled sales where the owner never came to Portugal.
• Get the contract in English. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation. PERA lists nine languages, ERA and Imojoy eight, and Engel & Völkers seven; Sulgar says it is Portuguese and English run. Several others don’t publish staff languages.
• Tax notices. Irish owners, as EU residents, don’t need a fiscal representative. UK owners can avoid appointing one by signing up to the Portal das Finanças electronic notifications service.
• UK tax. UK residents report the gain in the UK too, with credit for Portuguese tax. See UK residents selling and selling as a non-resident.

For apartments in Praia da Rocha and Alvor

Praia da Rocha is the most expensive part of Portimão by asking price: idealista’s zone averaged €4,629/m² in August 2026, up 10.6% in a year, and Alvor village averaged €4,317/m². What buyers actually paid is lower: the INE median over the 12 months to March 2026 was €3,124/m² in Portimão parish, which includes Praia da Rocha, and €3,219/m² in Alvor. Many seafront flats are in aparthotels or tourist developments. Before you list, gather the título constitutivo (constitutive title), the operating contract and the latest charges statement, and check whether any enclosed balcony or roof terrace is covered by the licence. From 1 October 2026 the deed must state the licence position (Decree-Law 108/2026). See unlicensed works.

K&T has its office in Praia da Rocha; Arabiscos and Sulgar are in Alvor; PERA focuses on Portimão and Alvor. Ask any agency for recent sales in your building, not listings.

How to choose an agent to sell in Portimão

• Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register and check it matches the company that signs.
• Ask for sold prices. idealista asking prices (€3,587/m², August 2026) run about 15% above the INE median actually paid in Portimão (€3,125/m², 12 months to March 2026).
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €300,000 flat, one percentage point is €3,690 with VAT. See estate agent commission and costs of selling.
• Keep exclusivity short. An exclusive contract often buys a lower rate; keep it to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
