An independent, English-language guide for people who own, sell or buy property in Portugal, and especially for owners who live abroad.
Why we exist
Most of what English speakers read about selling in Portugal is written by agencies selling their own services, currency firms selling transfers, or sites that were accurate several years ago. Portuguese property law and tax changed a great deal between 2023 and 2026. Some of the most-read pages still quote a flat 28% capital gains rate for non-residents, which stopped applying to property on 1 January 2023. We publish the current rules, show the arithmetic, and date every page.
How we research and check
- Primary sources first. We work from the Diário da República (Portugal's official journal), the Portal das Finanças, IMPIC, Banco de Portugal and gov.uk. We use law firm and Big Four summaries as secondary sources only.
- Sources on every page. Each guide lists the laws and official pages it relies on.
- Worked numbers. Where money is involved, we show a worked example you can check.
- Dated and reviewed. Each page shows when it was last checked. We review every guide at least quarterly and whenever the law changes.
- Uncertainty labelled. Where the tax authority hasn't yet confirmed how a new rule works, we say so plainly.
Independence
We don't sell property and we aren't an estate agency. No agency, lawyer or adviser pays to be mentioned in our guides. If that ever changes, for example if we introduce readers to agents with their permission, we'll say so clearly on every page it affects.
Corrections
If you spot something wrong or out of date, tell us. We correct errors promptly and note significant changes on the page.
