How we built this list

We included an agency if it has an office in Lagos municipality (or, for buyer’s agents, says it covers Lagos or the whole Algarve), works in English, holds an AMI licence and markets to international clients. We read each agency’s website or idealista profile on 24 September 2026. We then verified every AMI licence number on the IMPIC public register on 24 September 2026; a search by municipality returned 105 licence holders in Lagos. Languages are those stated by the agency; a website’s languages are not always its staff’s. Listing counts and price ranges are for houses for sale in Lagos in idealista’s agency directory on 24 September 2026, and change daily.

Listing agencies act for the seller under the mediation contract. Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)).

International networks and franchises

Century 21 Universe

Century 21 Universe is a Century 21 franchise office run by Universeperspective Mediação Imobiliária Unipessoal Lda. The office is at Rua Senhora do Loreto, Lote 5, Loja A/B, 8600-683 Lagos. It handles general residential sales and rentals in Lagos rather than a single segment. The company is also registered with the Banco de Portugal as a credit intermediary (no. 0006794), so it can help a buyer arrange a mortgage. Its office page does not list the languages its consultants speak, so ask for an English-speaking consultant. AMI 15070, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: it is a franchise office, so the service you get depends largely on the individual consultant.

Engel & Völkers Lagos

Engel & Völkers Lagos is run by SOPC 3 – Actividades Imobiliárias, Lda, a licence partner of the German Engel & Völkers group. The shop is at Rua da Barroca 64, 8600-688 Lagos; the licence is registered at a Cascais address. It covers Lagos, Aljezur and Vila do Bispo, including Burgau, and works in residential, villa, luxury and investment property. On 24 September 2026 it had 41 Lagos houses listed on idealista, from €239,000 to €10 million. Its shop page lists English, Portuguese, German, French, Dutch, Spanish, Persian and Bulgarian. AMI 11742, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: Engel & Völkers Portimão is a different company (Soho Algarve), so each shop sets its own terms.

ERA Lagos

ERA Lagos is an ERA franchise run by Afonso & Poucochinho, Mediação Imobiliária, Lda. The office is at Rua Dr José Francisco Tello Queiroz, Edifício Rossio, Lote 1, Loja L, 8600-707 Lagos. It works in general residential sales across the price range. On 24 September 2026 it had 22 Lagos houses listed on idealista, from €175,000 to €2.65 million. Its idealista profile lists English, French, German, Italian and Portuguese. AMI 6193, verified on IMPIC on 24 September 2026. Its profile does not say whether it represents buyers. Your contract is with the Lagos franchise company, not with ERA Portugal.

Tradeoff: its Lagos stock is smaller than that of the larger local independents.

Fastighetsbyrån Lagos

Fastighetsbyrån Lagos is the Algarve office of Sweden’s Fastighetsbyrån network, operated in Portugal by FB Mediação Imobiliária, Lda. The office is at Rua do Baluarte 31, 8600-561 Lagos. Its website is in Swedish, English and Portuguese, and its buyer base is weighted to Swedish and Scandinavian clients. On 24 September 2026 it had 28 Lagos houses listed on idealista, from €450,000 to €3.5 million, so it works mainly above the entry level. AMI 10369, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: its buyer base is weighted to Scandinavian clients, and its price range starts higher than most offices here.

Ocean Country International Real Estate (Fine & Country network)

Ocean Country is run by Oceancountry Real Estate – Sociedade de Mediação Imobiliária, Lda and trades as part of the Fine & Country network. It has an office in Praia da Luz at Rua Direita 44, 8600-160 Luz, and another on Rua Infante Dom Henrique in Lagos. It says it has served the western Algarve “since the 1960s” and also offers consultancy and construction services. Its website does not list the languages its staff speak. AMI 5653, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. It is one of two agencies in this list with an office in Luz village.

Tradeoff: Fine & Country Algarve’s own licence belongs to a different company in Carvoeiro, so confirm which company signs your contract.

RE/MAX Diamond

RE/MAX Diamond is a RE/MAX franchise run by Arribas & Encantos – Mediação Imobiliária, Unipessoal Lda. The office is at Rua Manuel João Paulo Rocha, Lote 15, Cave, 8600-709 Lagos. It works in general residential sales and is the only RE/MAX office in Lagos; its RE/MAX page showed 138 properties for sale on 24 September 2026. The page does not list the languages its consultants speak. The RE/MAX network page advertises a “free, personalised service for buyers”; that is not a buyer’s-agent contract, and the office acts for sellers on its own listings. AMI 8592, verified on IMPIC on 24 September 2026.

Tradeoff: RE/MAX offices are independently owned franchises, so commission and service vary from office to office.

Local independents

B&P Real Estate

B&P Real Estate is the trading name of Belo Efeito Propriedades, Lda. The office is at Avenida dos Descobrimentos 1, 8600-645 Lagos. It covers the western Algarve and sells villas, apartments and plots. On 24 September 2026 it had 91 Lagos houses listed on idealista, from €169,000 to €3.75 million. It lists Spanish, English, French, German, Italian, Portuguese and Dutch. It describes its team as “independent agents” giving “unbiased advice” to buyers, but it is a listing agency. A linked business, Resort Rentals Algarve, handles rentals. AMI 5418, verified on IMPIC on 24 September 2026.

Tradeoff: it has a large stock, and its linked rental business may suit owners weighing selling against letting.

Luz Bay Real Estate

Luz Bay Real Estate is run by Luz Parque – Sociedade de Mediação Imobiliária, Lda. The office is at Rua 25 de Abril 18, 8600-763 Lagos. It works across the western Algarve and handles sales, long-term rentals and holiday rentals. Its website is in English; it does not list the languages its staff speak, so ask when you first call. AMI 11781, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. For an owner who already lets a Luz or Lagos property as a holiday home, a firm that also manages rentals can speak to both options.

Tradeoff: sales are one part of a business that also runs holiday rentals, and staff languages are not published.

Marcela Real Estate

Marcela Real Estate is run by António J. M. Marcela – Sociedade de Mediação Imobiliária, Lda. The office is at Rua 25 de Abril 31, 8600-763 Lagos. It says it has worked in the western Algarve for “over 30 years” and sells villas, apartments, land and developments, and offers property management. On 24 September 2026 it had 59 Lagos houses listed on idealista, from €285,000 to €3.75 million. Its idealista profile lists eight languages: Spanish, English, French, German, Portuguese, Swedish, Dutch and Russian. AMI 1538, verified on IMPIC on 24 September 2026, the lowest licence number in this list. The website does not say whether it represents buyers.

Tradeoff: it also markets developers’ projects and manages rentals, so sales of private homes are one part of the business.

Sunpoint Properties

Sunpoint Properties is run by Sunruca Properties – Mediação Imobiliária, Lda. Its office is in Praia da Luz itself, at Rua 25 de Abril 2, 8600-174 Luz. Its idealista profile says it has worked in the west Algarve since 1995. On 24 September 2026 it had 38 Lagos houses listed on idealista, from €100,000 to €3.25 million, a wide range. It lists English, French, German, Portuguese and Dutch. AMI 9545, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. For owners in Luz, Espiche or Almádena, it is one of two agencies in this list with an office in the village.

Tradeoff: its office is in Luz, so check how it markets homes on the Meia Praia side of Lagos.

ten Hoopen Realty

ten Hoopen Realty, Lda is a Dutch-run agency with its office at Avenida dos Descobrimentos 15, 8600-645 Lagos; the licence is registered at Rua Brigadeiro Costa Franco, Lagos. It works in the western Algarve (Lagos, Portimão and Aljezur) and also develops property. On 24 September 2026 it had 39 Lagos houses listed on idealista, from €395,000 to €5.6 million. It lists English, French, German, Portuguese and Dutch; the managing partner states Portuguese, English and Dutch. It says it has “over 10 years of experience”. AMI 19855, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: it also runs a development business, and its range starts higher than most local independents.

Villas Key

Villas Key – Mediação Imobiliária, Lda has its office at Rua Palos de la Frontera, Lote 8, Loja B, 8600-707 Lagos. It had the largest Lagos stock in idealista’s agency directory on 24 September 2026: 97 houses, from €210,000 to €27 million. It is also active in Portimão. Its idealista profile lists Spanish, English, French, German, Italian and Portuguese. AMI 10865, verified on IMPIC on 24 September 2026 by company name and address; the number is not shown on its idealista profile, so ask for it on the contract. We could not confirm its own website. The profile does not say whether it represents buyers.

Tradeoff: its stock runs from mid-market to the very top end, so ask which consultant handles homes at your price.

Buyer’s agents covering Lagos

A buyer’s agent represents only the buyer, so these firms are of use to buyers, not sellers. Fee models differ and most are not published; get the fee in writing.

Algarve House Hunters

Algarve House Hunters is run by Rebecca Jane Charles, Unipessoal Lda, and works only for buyers across the Algarve. It is based in Tavira, in the eastern Algarve, about 130 km from Lagos. Its website is in English. AMI 24272, verified on IMPIC on 24 September 2026. It says it covers the whole region, including the western Algarve, and does not list homes for sale itself, so it searches across agencies on the buyer’s behalf rather than selling its own stock. Ask how often it works in Lagos and Luz, and for its fee in writing before you instruct it.

Tradeoff: it is based at the other end of the Algarve, so check its knowledge of Lagos streets and developments.

Goldcrest Advisers

Goldcrest Advisers, run by Golden Solstice, Lda, is a buyer-only agency with its head office in Lisbon and an Algarve office at Rua Coronel Figueiredo 6, Loja 6, Lagoa. It covers Lagos from Lagoa. Its website, portugalbuyersagent.com, is in English. It says its fees “vary” and does not publish them, so ask for a written fee proposal. AMI 23310, verified on IMPIC on 24 September 2026. Because it acts only for buyers, it does not list homes for sale. It also covers the Lisbon region, so its team works in more than one market.

Tradeoff: it has no Lagos office, and its fee structure is not published.

Lagos Homes

Lagos Homes is the trading name of Benjamin Seide, who holds an individual mediation licence and is based in Lagos. Its website says it works “exclusively for buyers, not sellers” in the Lagos area; the founder is from Berlin. The website is in English. AMI 21692, verified on IMPIC on 24 September 2026. Because it acts only for buyers, it does not market homes for sale, so it is of use if you are buying locally, not selling. The pages we read did not publish a fee model, so ask for the fee in writing before you instruct it.

Tradeoff: it is a one-person licence, and its fee model is not published.

The Buyer’s Agent Portugal

The Buyer’s Agent Portugal is run by Singlessence, Lda and is based in Loulé, in the central Algarve. It works only for buyers. Its website FAQ describes an engagement fee plus a success fee, which makes it one of the few buyer’s agents here that publishes its fee structure. The website is in English. AMI 23932, verified on IMPIC on 24 September 2026. It does not list homes for sale. We could not confirm from its website how much of its work is in Lagos, so ask before instructing it.

Tradeoff: it is based in the central Algarve, and its Lagos coverage is not confirmed.

For owners selling from the UK or Ireland

• Sign remotely. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask each agency whether it has handled sales where the owner never came to Lagos.
• Get the contract in English. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation. Marcela lists eight languages, B&P seven, and Engel & Völkers eight on its shop page; several others don’t publish staff languages.
• Tax notices. Irish owners, as EU residents, don’t need a fiscal representative. UK owners can avoid appointing one by signing up to the Portal das Finanças electronic notifications service.
• UK tax. UK residents report the gain in the UK too, with credit for Portuguese tax. See UK residents selling and selling as a non-resident.
• Sell or let. B&P, Luz Bay and Marcela also run rental or property management, which may help if you are still deciding.

For villas with pools

Villas above Porto de Mós and Monte Funchal have the highest asking prices in Lagos (idealista’s Falfeira–Monte Funchal zone averaged €9,460/m² in August 2026, a small sample of top-end homes). Praia da Luz sold for a median €4,252/m² over the 12 months to March 2026 (INE). The Lagos municipal median was €3,855/m².

Before you instruct anyone, check that the pool, annexes and any covered terraces appear on the habitation licence and the caderneta predial. From 1 October 2026 the deed must state the licence position (Decree-Law 108/2026). See unlicensed works.

On 24 September 2026, the offices here with the highest top listings on idealista were Villas Key (to €27 million), Engel & Völkers (to €10 million) and ten Hoopen (to €5.6 million). Fastighetsbyrån’s listings started at €450,000. Ask each for recent villa sales, not listings, in your area.

Burgau and Vila do Bispo

Burgau is in Budens parish, Vila do Bispo municipality, not Lagos, although some Burgau addresses carry Lagos postcodes. Firms licensed in Vila do Bispo do not appear in IMPIC’s Lagos search. Engel & Völkers Lagos says it covers Vila do Bispo; ask any other agency here whether it sells in Burgau.

Other licensed firms active in Lagos that we haven’t profiled yet include LiveAlgarve Realty (AMI 11663), Lagos Algarve Real Estate (AMI 23948), Mimosa Properties (AMI 9140), Laws Property Portugal (AMI 19476), Casas do Barlavento (AMI 5486), Sublime Algarve (AMI 15244) the Lagos office of KW Flash Algarve (Keller Williams, AMI 23329) and the Western Algarve office of LUXIMOS Christie’s International Real Estate (Mediapredium – Mediação Imobiliária, Lda, AMI 9063) on Avenida dos Descobrimentos. We didn’t find a Lagos office for Portugal Sotheby’s International Realty (its nearest is in Carvoeiro), Savills or Knight Frank. You can check any agency’s licence yourself on the IMPIC website.

How to choose an agent to sell in Lagos

• Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register and check it matches the company that signs.
• Ask for sold prices. idealista asking prices (€4,655/m², August 2026) run about 21% above the INE median actually paid in Lagos (€3,855/m², 12 months to March 2026). See selling in Lagos.
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €650,000 villa, one percentage point is €7,995 with VAT. See estate agent commission and costs of selling.
• Keep exclusivity short. An exclusive contract often buys a lower rate; keep it to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
• Ask about resort units. If your home is in a tourist development, ask whether the agency has sold units there and knows the operator’s terms.
