There is no official ranking of luxury estate agents in Cascais, Estoril or Quinta da Marinha. None of these offices says on its website that it represents buyers. A listing agency acts for the seller under the mediation contract (contrato de mediação imobiliária).
International networks and franchises
Castelhana (a Dils company)
Castelhana is a Lisbon-headquartered agency that describes itself as a Dils company. Its Cascais-area office is at Rua Melo e Sousa 395, R/C loja C, 2765-253 Estoril. Its segment runs from upper-middle to luxury, with a strong focus on new developments. The website is in English, French and Portuguese. Two licensed companies appear in the footer: Castelhana – Sociedade de Mediação Imobiliária, Unipessoal Lda (AMI 3497) and Dils Portugal, Lda (AMI 24280), both verified on IMPIC on 24 September 2026. If you are selling a resale villa, ask how many of its recent Cascais sales were resales.
Tradeoff: its range starts below the top end, and two licensed companies trade under one brand, so confirm which one signs your contract.
Engel & Völkers Cascais
Engel & Völkers Cascais is run by SOPC4 Atividades Imobiliárias, a licence partner of the German group Engel & Völkers Residential GmbH. Its shop is in the Onyria Quinta da Marinha Hotel, Rua das Palmeiras, 2750-005 Cascais. It covers residential, investment and luxury property; listings on 24 September 2026 included a two-bedroom flat in Quinta da Marinha at €1,290,000 and a five-bedroom townhouse in Areia at €2,150,000. It lists German, Spanish, English, Portuguese, French and Russian. AMI 18136, verified on IMPIC on 24 September 2026. Its 2025–26 market report is the source of the 81.3% foreign-buyer figure for Cascais.
Tradeoff: it also sells lower down the market (a €495,000 flat in São Pedro do Estoril was listed the same day).
Porta da Frente Christie’s
Porta da Frente – Sociedade de Mediação Imobiliária, Lda, licensed since February 2005, is the Christie’s International Real Estate affiliate for Lisbon, Cascais, Oeiras and the Alentejo. The Cascais office is at Avenida Marginal 8648 B, 2750-427 Cascais. It works in the upper and luxury segment and markets Guia, Rosário and Birre together as villa neighbourhoods. On 24 September 2026 it was marketing Juzzo Design Villas in Aldeia de Juzo (from €2,325,000). It publishes the Realty Premium Market report, with an English version. AMI 6335, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.
Tradeoff: much of its book is developer stock, and its market report measures asking prices, not completed sales.
Portugal Sotheby’s International Realty (Cascais and Estoril offices)
Sotheby’s International Realty is run locally by two separate licensed companies, both in the luxury segment. The Cascais office is operated by Cascaisazul – Mediação Imobiliária Lda (AMI 23153); its office page gives no street address. The Estoril office is operated by Sinalazul – Mediação Imobiliária, Lda (AMI 7744), at Avenida Aida 295A, 2765-187 Estoril. Both numbers are verified on IMPIC on 24 September 2026. The national website is in Portuguese, English, French and Spanish. Neither office page says whether it represents buyers. Ask how your listing reaches the brand’s offices abroad, and who pays any referral fee.
Tradeoff: the two offices are different companies, so your contract is with one licensee, not the brand as a whole.
Quintela + Penalva | Knight Frank
Quintela & Penalva Associados – Sociedade de Mediação Imobiliária, Lda trades as Quintela + Penalva and is the Portuguese associate of the British firm Knight Frank. Its Cascais-area office is at Av. Sabóia 514 A, 2765-277 Estoril, open Monday to Friday. It works in the upper and luxury segment and on new developments, and offers a “Private Consulting” service. The website has an English version but does not state the languages its team speaks, so ask. AMI 6182, verified on IMPIC on 24 September 2026. If a UK buyer is likely, ask how listings reach Knight Frank’s network and who pays any referral fee.
Tradeoff: it is a Knight Frank associate, not a Knight Frank office, and the Estoril office is closed at weekends.
RE/MAX Collection Costa do Sol
RE/MAX Collection Costa do Sol is a RE/MAX franchise run by EstorilHouse – Mediação Imobiliária, Lda. The office is at Avenida Aida, Empreendimento Estoril Garden 711, 2765-187 Estoril, on the same avenue as the Sotheby’s Estoril office. “Collection” is the RE/MAX label for its premium segment, so this office concentrates on higher-value homes rather than the whole market. The website is in Portuguese, English and French. AMI 11128, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. Your contract is with EstorilHouse, the franchise company, not with RE/MAX Portugal.
Tradeoff: RE/MAX offices are independently owned franchises, so commission and service vary from office to office.
RE/MAX Collection Team
RE/MAX Collection Team is a separate RE/MAX franchise, run by Mentes Positivas – Mediação Imobiliária, Lda. The office is at Av. Manuel Júlio Carvalho e Costa 44A, 2750-423 Cascais, in Cascais town rather than Estoril. Like the Costa do Sol office, it works under the RE/MAX “Collection” premium label. The website is in Portuguese, English and French; it does not list the languages its consultants speak. AMI 13010, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. Two Collection offices in one municipality means you can compare two sets of terms under the same brand.
Tradeoff: it is a franchise office, so terms are set by the office, not by RE/MAX nationally.
Local boutiques and independents
Afinest Luxury Real Estate
Afinest is the trading name of Abreu Faro – Mediação Imobiliária, Lda, a Cascais-based agency working in the luxury segment across Cascais and Estoril. Its office is at Av. Gaspar Corte Real 126 Loja B, Bairro do Rosário, 2750-164 Cascais, next to the Birre and Rosário villa areas. The website is in Portuguese, English and French; it does not list the languages its team speaks. AMI 9585, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. As a local firm it concentrates on one stretch of coast rather than an international office network, so ask how it reaches buyers abroad.
Tradeoff: it is a small team with weekday office hours only.
Inside Living
Inside Living, Lda is an independent agency with its office at Av. da República 3000, Edifício Estoril Office, Bloco B, Piso 1, Esc. 5, 2649-517 Cascais. It works in the upper and luxury segment in Cascais and Lisbon and says it covers the whole country. It lists the widest set of languages on this page: Portuguese, English, Spanish, French, Chinese, Russian, Swedish and German. AMI 8417, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. For a high-value home, that language range may matter when the likely buyer’s first language is not English.
Tradeoff: the office is in a business park, not a street-front shop, so arrange visits in advance.
What sellers of €1.5m+ homes should expect
International marketing. Seven of the ten offices trade under an international brand: Sotheby’s International Realty, Christie’s International Real Estate, Knight Frank, Engel & Völkers or RE/MAX Collection. Foreign demand is the reason that matters. INE found that across Grande Lisboa, buyers with a tax domicile abroad paid 34.5% more per m² than domestic buyers in Q1 2026. Engel & Völkers’ own report puts foreigners at 81.3% of Cascais purchases (mainly Brazil, Russia and the United States), but that is the agency’s figure, most likely from its own sales, not an official statistic. Ask each agency where last year’s buyers of homes like yours came from, and in which countries your listing will appear.
Discreet and off-market sales. Some owners prefer not to appear on public portals. You can ask an agency to market privately to its own buyers, but two rules still apply: every advert must carry the agency’s AMI number, and you need a valid energy certificate (certificado energético) to advertise and to sell. The cost of discretion is thinner price evidence, so ask for recent sold prices on your estate before agreeing a price.
Exclusivity. Agencies commonly propose an exclusive contract, often with a lower rate in return. Under Lei 15/2013 the contract must state its duration and commission (article 16); if it states no duration it lasts six months. Under exclusivity, commission is also owed if the sale fails through your fault (article 19(2)). Simple exclusivity does not stop you selling to a buyer you found yourself (Supreme Court, 12 April 2023), but “reinforced” clauses can try to. Keep the term to three to six months. Commission at the top end. No law sets the rate. Opening quotes of about 5% plus 23% VAT are common, and deals are done between roughly 3% and 6%. These are market ranges, not official statistics, and we have found no published data on rates for €1.5m+ homes specifically. What is certain is that each point is worth more, so a lower percentage or a fixed fee is worth asking for.

On a €2,000,000 sale, commission at 5% is €100,000 plus €23,000 VAT. Negotiating from 5% to 4% saves €24,600. Commission and its VAT are deductible from your capital gain if the invoice carries your tax number (NIF); run your figures in the selling calculator.
What are prime homes in Cascais worth?
No price series exists for Quinta da Marinha, Birre or Monte Estoril alone. The table shows what does exist, and what each figure measures.

Asking prices in the Cascais e Estoril parish were 1.2% lower in August 2026 than three months earlier and only 0.9% higher than a year earlier. Across the Lisbon Metropolitan Area, homes sold in Q1 2026 at an average 4.4% below the asking price and took about five months to sell (Confidencial Imobiliário data, quoted by KW Alfa). Neither figure is specific to luxury homes. More on selling in Cascais.
Does the 7.5% non-resident IMT put off buyers of a €2m villa?
Not above €1,150,853. Since 25 May 2026, buyers who are not tax resident in Portugal pay IMT (property transfer tax) at a flat 7.5% of the whole price of a home (Decree-Law 97/2026). Residents pay a sliding scale, but its top band is also a flat 7.5% of the whole price above €1,150,853, for main and second homes alike. So at €2,000,000 a resident and a non-resident both pay €150,000 IMT, plus €16,000 stamp duty (0.8%). The buyer pays these, not you.

How to choose a luxury agent in Cascais
- Ask for sold prices, not listings. Ask for completed sales in your estate or street in the last 12 months, with price per m². Asking prices at the top end can be far above what sells.
- Ask where the buyer will come from. Which countries, which network offices, and how many of last year’s buyers were foreign.
- Ask who signs. Most brands here are franchises or licensees. The AMI number on your contract must match the company that signs it; check it on IMPIC.
- Negotiate the fee in euros. Compare quotes as a euro figure including VAT, and ask about a fixed fee or a lower rate for exclusivity.
- Keep exclusivity short and clear. Three to six months, simple exclusivity, and a diary note for the non-renewal notice.
- Plan for selling from abroad. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração). See selling as a non-resident and costs of selling.
