It’s free for sellers and buyers, and no agency pays to appear on this page. International networks and franchises

Castelhana (a Dils company)

Castelhana is a Lisbon-headquartered agency that describes itself as a Dils company. Its Cascais-area office is at Rua Melo e Sousa 395, R/C loja C, 2765-253 Estoril. It works in the upper-middle to luxury segment, including new developments. The website is in English, French and Portuguese. Two licensed companies appear in the footer: Castelhana – Sociedade de Mediação Imobiliária, Unipessoal Lda (AMI 3497) and Dils Portugal, Lda (AMI 24280), verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: two licensed companies trade under one brand, so confirm which one signs your mediation contract.

Engel & Völkers Cascais

Engel & Völkers Cascais is run by SOPC4 Atividades Imobiliárias, a licence partner of the German group Engel & Völkers Residential GmbH. Its shop is in the Onyria Quinta da Marinha Hotel, Rua das Palmeiras, 2750-005 Cascais; the imprint gives Rua dos Coelhos 250, 2750-002 Cascais. It lists German, Spanish, English, Portuguese, French and Russian. It covers residential, investment and luxury property; listings on 24 September 2026 included flats in Quinta da Marinha and São Pedro do Estoril. AMI 18136, verified on IMPIC on 24 September 2026. Its 2025–26 market report is the source of the widely quoted 81.3% foreign-buyer figure for Cascais.

Tradeoff: each Engel & Völkers shop is a separate company, and other shops also cover Estoril and Carcavelos.

KW Select Cascais (Keller Williams)

KW Select Cascais is a Keller Williams franchise office operated by Yellow Select, Mediação Imobiliária, Lda. The office is at Avenida de Sabóia 859 A in Monte Estoril, between Cascais and Estoril. It works across all price segments rather than specialising in luxury, and its office page listed 88 consultants on 24 September 2026. The KW Portugal website has an English version; the office does not list the languages its consultants speak, so ask for an English-speaking consultant. AMI 16720, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: Keller Williams is an agent-led model, so the service you get depends largely on the individual consultant.

Porta da Frente Christie’s

Porta da Frente – Sociedade de Mediação Imobiliária, Lda, licensed since February 2005, is the Christie’s International Real Estate affiliate for Lisbon, Cascais, Oeiras and the Alentejo. The Cascais office is at Avenida Marginal 8648 B, 2750-427 Cascais. It works in the upper and luxury segment, with a large new-development book; on 24 September 2026 it was marketing Juzzo Design Villas in Aldeia de Juzo (from €2,325,000) and Hilton Cascais Residences in Parede (from €595,000). It publishes its own premium-market report, with an English version. AMI 6335, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: much of its book is developer stock, and its market report is based on asking prices, not sales.

Portugal Sotheby’s International Realty (Cascais and Estoril offices)

The Sotheby’s International Realty brand is run locally by two separate licensed companies. The Cascais office is operated by Cascaisazul – Mediação Imobiliária Lda (AMI 23153); its office page does not give a street address. The Estoril office is operated by Sinalazul – Mediação Imobiliária, Lda (AMI 7744), at Avenida Aida 295A, 2765-187 Estoril. Both numbers are verified on IMPIC on 24 September 2026. Both offices work in the luxury segment. The national website is available in Portuguese, English, French and Spanish. Neither office page says whether it represents buyers.

Tradeoff: the two offices are different companies, so your contract is with one licensee, not the brand as a whole.

Quintela + Penalva | Knight Frank

Quintela & Penalva Associados – Sociedade de Mediação Imobiliária, Lda trades as Quintela + Penalva and is the Portuguese associate of the British firm Knight Frank. Its Cascais-area office is at Av. Sabóia 514 A, 2765-277 Estoril, open Monday to Friday. It works in the upper and luxury segment and on new developments, and offers a “Private Consulting” service. The website has an English version. AMI 6182, verified on IMPIC on 24 September 2026. The website does not state the languages its team speaks, so ask when you first call, and ask whether the consulting service acts for buyers, sellers or both.

Tradeoff: the Estoril office is closed at weekends, which matters if you plan to visit on a short trip.

RE/MAX Collection Costa do Sol

RE/MAX Collection Costa do Sol is a RE/MAX franchise run by EstorilHouse – Mediação Imobiliária, Lda. The office is at Avenida Aida, Empreendimento Estoril Garden 711, 2765-187 Estoril. “Collection” is the RE/MAX label for its premium segment, so this office concentrates on higher-value homes rather than the whole market. The website is available in Portuguese, English and French. AMI 11128, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. The Sotheby’s Estoril office is on the same avenue.

Tradeoff: RE/MAX offices are independently owned franchises, so commission and service vary from office to office.

RE/MAX Collection Team

RE/MAX Collection Team is a separate RE/MAX franchise run by Mentes Positivas – Mediação Imobiliária, Lda. The office is at Av. Manuel Júlio Carvalho e Costa 44A, 2750-423 Cascais, in Cascais town. Like the Costa do Sol office it works under the RE/MAX “Collection” premium label. The website is in Portuguese, English and French. AMI 13010, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. Your contract is with the franchise company that signs it, not with RE/MAX Portugal.

Tradeoff: it is a franchise office, so terms are set by the office, not by RE/MAX nationally.

Local independents and boutiques

Afinest Luxury Real Estate

Afinest is the trading name of Abreu Faro – Mediação Imobiliária, Lda, a Cascais-based agency working in the luxury segment across Cascais and Estoril. Its office is at Av. Gaspar Corte Real 126 Loja B, Bairro do Rosário, 2750-164 Cascais, close to the Birre and Rosário villa areas. The website is in Portuguese, English and French; it does not list the languages its team speaks. AMI 9585, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. As a local firm, it concentrates on one stretch of coast rather than a national or international network of offices.

Tradeoff: it is a small team with weekday office hours only.

Inside Living

Inside Living, Lda is an independent agency with its office at Av. da República 3000, Edifício Estoril Office, Bloco B, Piso 1, Esc. 5, 2649-517 Cascais. It works in the upper and luxury segment in Cascais and Lisbon and says it covers the whole country. It lists the widest set of languages in this guide: Portuguese, English, Spanish, French, Chinese, Russian, Swedish and German. AMI 8417, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers. For sellers, the language range may help when a buyer’s first language is not English.

Tradeoff: the office is in a business park, not a street-front shop, so arrange visits in advance.

Rose Real Estate (RRR)

Rose Real Estate trades through R.R.R. Sociedade de Mediação Imobiliária e Gestão de Imóveis, Lda. The office is at Avenida General Carmona 165, 2765-207 Estoril. It describes itself as working for more than 30 years in Estoril, Cascais, Sintra and Lisbon. Unlike most agencies in this list, it handles lettings and property management as well as sales. The website is in English and Portuguese. AMI 6703, verified on IMPIC on 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: its mix of sales, lettings and management may suit owners still deciding whether to sell or let.

Buyer’s agents in Cascais

A buyer’s agent represents only the buyer. Portuguese law bars an agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)). Some are paid by the buyer; others say they take a share of the selling agent’s commission. Get the fee in writing.

Brint

Brint describes itself as an exclusive buyer’s agent and relocation consultant in Portugal. Its website mentions Estoril and Quinta da Marinha among the areas it covers. The website is in English and gives a US phone number (+1 888); we did not find a Portuguese office address, and the legal company name is not shown. AMI 19563, verified on IMPIC on 24 September 2026, and confirm which company holds the licence. Because it acts only for buyers, it does not list homes for sale, so it is of use to buyers, not sellers.

Tradeoff: with no Portuguese office address on the site, check the licence holder and where contracts are signed.

Goldcrest Advisers

Goldcrest Advisers is a buyer-only agency that says it covers the Lisbon region, including Cascais. Its offices are in Lisbon (Av. 24 de Julho 4), Porto and Lagoa in the Algarve; it has no office in Cascais. The website, portugalbuyersagent.com, says it has served clients of 32 nationalities. The legal company name is not shown on the website. AMI 23310, verified on IMPIC on 24 September 2026. Its fees “vary” and are not published, so ask for a written fee proposal before you instruct it.

Tradeoff: it covers Cascais from its Lisbon office, and its fee model is not published.

For sellers who live abroad

If you are selling from abroad:

• Language on paper, not only in person. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation. Engel & Völkers Cascais lists six languages and Inside Living eight; the others state only their website languages.
• Remote signing. You can sign the CPCV and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask whether the agency has handled sales where the owner never came to Portugal.

For luxury villas (Quinta da Marinha, Birre, Estoril)

No price series exists for Quinta da Marinha, Birre or Monte Estoril alone. They sit inside idealista’s “Cascais” zone (asking €7,146/m², August 2026) and INE’s Cascais e Estoril parish (median €5,459/m² paid, 12 months to March 2026). Porta da Frente Christie’s puts top-end asking prices in Cascais and Estoril at €20,000–35,000/m²; these are top-percentile asking prices, not sales.

Every network and boutique above except KW Select Cascais and Rose Real Estate describes its segment as luxury, upper-market or premium. Engel & Völkers’ shop is in the Onyria Quinta da Marinha Hotel; Afinest is in Bairro do Rosário, next to Birre; Sotheby’s, RE/MAX Collection Costa do Sol, Castelhana and Quintela + Penalva have Estoril offices. Ask each for recent sales, not listings, in your estate.

Other firms active in Cascais

Other firms working in Cascais that we haven’t profiled yet include BARNES Cascais, Fine & Country Cascais & Estoril and the buyer’s agent Kuabit Realty. We’ll add them once we’ve confirmed the licence details for their Cascais business. You can check any agency’s licence yourself on the IMPIC website. Savills and JLL don’t have a Cascais office.

How to choose an agent to sell in Cascais

• Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register.
• Ask for sold prices. idealista asking prices (€6,055/m², August 2026) sit well above the INE median actually paid in Cascais (€5,000/m², Q1 2026).
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €900,000 house, one percentage point is €11,070 with VAT. See estate agent commission and costs of selling.
• Keep exclusivity short. An exclusive contract often buys a lower rate; keep the term to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
