We included an agency if it has an office in Albufeira municipality (or, for buyer’s agents, says it covers Albufeira), works in English, shows an AMI licence number and markets to international clients. We read each agency’s website, including the legal footer, on 24 September 2026, and verified every AMI licence number on the IMPIC public register the same day. The IMPIC register lists 136 licensed mediation companies with a registered seat in Albufeira; network franchises may be registered elsewhere. “Languages” means the languages the agency states; where it states none, we give the languages of its website.

Listing agencies act for the seller under the mediation contract. Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)).

Century 21 Realty Art

Century 21 Realty Art is a Century 21 franchise run by Realtyart – Mediação Imobiliária, S.A., whose registered seat is in Lisbon. The Albufeira office is at Rua do Estádio, Quinta da Bela Vista, Lote A-12, Lojas A/B, 8200-127 Albufeira. The same company and licence also run Century 21 offices in Portimão, Faro, Quarteira and Lagos, so the group covers much of the Algarve coast. The office page does not describe a particular price segment or state the languages its consultants speak, so ask for an English-speaking consultant when you first call. Tradeoff: it is a large multi-office group, and the Albufeira office is one of several under a single licence.

Engel & Völkers Albufeira

Engel & Völkers Albufeira is a franchise shop run by Luis Palma Santos, Lda, a licence partner of the German Engel & Völkers group; the company’s registered seat is in Faro. The shop is on Estrada de Vale Rabelho, 8200-428 Guia, on the western side of the municipality near Galé and Salgados. It covers residential, investment and luxury homes and villas. It lists nine languages: Spanish, Swedish, Dutch, Danish, English, French, Finnish, German and Portuguese, the widest set in this list. AMI 11972, verified on IMPIC, 24 September 2026. The shop page does not say whether it represents buyers.

Tradeoff: it is a franchise, and the same licensee also runs the Engel & Völkers shop in Carvoeiro.

ERA Albufeira Centro

ERA Albufeira Centro is an ERA franchise office run by Albuincome Investments, Lda. The office is at Rua do Movimento das Forças Armadas 119, r/c, in Albufeira town. It works in general residential sales rather than a stated luxury niche. The ERA website has an English version, but the office does not list the languages its team speaks, so ask for an English-speaking consultant at first contact. AMI 16255, verified on IMPIC, 24 September 2026. The office page does not say whether it represents buyers. Your mediation contract is with Albuincome Investments, the franchise company that runs the office, not with ERA’s national organisation.

Tradeoff: it is a franchise office, so service and terms vary from office to office.

KW Flash Albufeira (Keller Williams)

KW Flash Albufeira is a Keller Williams franchise run by the Real Flash group. The office is at Rua Manuel Teixeira Gomes, Lote 30, Fr. F, Loja 12, 8200-664 Albufeira. The group trades through several companies; the one for the western Algarve, Realflash Barlavento, Lda, holds AMI 23329, verified on IMPIC, 24 September 2026. The office does not describe a particular price segment. Its website does not list the languages its consultants speak or say whether it represents buyers, so ask both questions when you first call, and ask for an English-speaking consultant who has sold in your part of Albufeira.

Tradeoff: Keller Williams is an agent-led model, so the service depends largely on the individual consultant; confirm which group company signs your contract.

RE/MAX Albufeira Praia

RE/MAX Albufeira Praia is a RE/MAX franchise run by Mediax – Mediação Imobiliária, Lda, whose registered seat is in Armação de Pêra, just west of Albufeira. The office is at Rua do Município – Hotel Paraíso, Lote 31, Loja 8, 8200-161 Albufeira, and belongs to the franchise’s “Praia” group of shops. It works in general residential sales. Its office page lists eight languages: Portuguese, English, Spanish, French, Italian, Russian, Romanian and Polish. AMI 6640, verified on IMPIC, 24 September 2026. RE/MAX pages offer buyers a “free and personalised service”, which is not the same as exclusive buyer representation.

Tradeoff: RE/MAX offices are independently owned franchises, so commission and service vary from office to office.

RE/MAX Albufeira Smart

RE/MAX Albufeira Smart is a separate RE/MAX franchise run by Skyimage – Mediação Imobiliária, Lda. The office is at Rua das Telecomunicações 10-B, 8200-184 Albufeira. It works in general residential sales. The RE/MAX website has an English version, but the office page does not list the languages its consultants speak, so ask for an English-speaking consultant. AMI 7433, verified on IMPIC, 24 September 2026. Like other RE/MAX offices, it offers buyers a free service rather than exclusive representation. It is a different company from RE/MAX Albufeira Praia, so the two offices set their own commission and terms, and your contract is with whichever franchise company signs it.

Tradeoff: it is an independently owned franchise, so terms are set by the office, not by RE/MAX nationally.

Local independents

Algarvedreamproperty

Algarvedreamproperty is the trading name of Castelo do Mar Imobiliária – Sociedade de Mediação Imobiliária, Lda. The office is at Urbanização Mercado Novo, Loja 8, Torre da Medronheira, in Olhos de Água, 8200-635 Albufeira, on the eastern side of the municipality. Alongside sales it offers valuations and rental management, which may suit owners still deciding whether to sell or keep letting. The website is in Portuguese, English and French; it does not list the languages its team speaks. AMI 9973, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: the brand name differs from the licensed company name, so check that the company on your contract matches AMI 9973.

Cerro Novo Properties

Cerro Novo Properties trades through Cerro Novo – Sociedade de Mediação Imobiliária, Lda. The office is in the Cerro Grande shopping centre, Loja 7, Rua Samora Barros, 8200-178 Albufeira, north of the old town. It says it was founded in 1981 and is Albufeira’s longest-established licensed agency. It handles sales, rentals and property management, and offers “private” or “pocket” listings that are not publicly advertised. The website is in English, Portuguese, French and Polish. AMI 860, verified on IMPIC, 24 September 2026. It publishes guidance for buyers but does not say it represents them.

Tradeoff: it is also a property manager, which suits owners weighing selling against letting; ask how a private listing would be marketed to buyers.

Kaiser Properties

Kaiser Properties – Mediação Imobiliária, Unipessoal Lda is a family-owned agency with its office in Edifício MacGregor, Loja C, Estrada de Vale Rabelho, Guia, 8200-428 Albufeira, on the western side of the municipality. It sells villas and flats across Albufeira; on 24 September 2026 its listings ran up to about €5 million. The website is in German, English, French, Dutch and Portuguese and carries client reviews translated from German and Dutch, which points to a German- and Dutch-speaking client base. AMI 8389, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: its office is in Guia, in the west of the municipality, rather than in Albufeira town.

Ocean Key Property

Ocean Key Property trades through Ocean Key Properties, Lda, a family-run agency. Its registered seat on IMPIC is Rua do Cerro Grande 17, 8200-108 Albufeira; business directories list an office at Urbanização O Monte, Guia. Its listings cover Albufeira and other parts of the Algarve, and some beyond it, rather than a single town. The website is in English only and does not describe a particular price segment. AMI 12176, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. For an English-speaking seller, an English-only website at least means the listing copy is written for English-speaking buyers.

Tradeoff: the office address differs between IMPIC and business directories, so confirm where to meet before you visit.

Principal Imobiliária

Principal Imobiliária trades through Principal – Sociedade de Mediação Imobiliária, Lda. Its office is at Casa Rebela, Estrada de Vale Rabelho, 8200-428 Guia. It says it has been licensed since 1992, and its footer shows membership of APEMIP, the Portuguese estate agency association (member no. 403). Besides sales it runs holiday lets and property management. The website is in Portuguese, English, German and French. AMI 795, verified on IMPIC, 24 September 2026, the lowest licence number in this list. The website does not say whether it represents buyers. It is Portuguese-run and concentrates on the western side of the municipality, around Guia and Salgados.

Tradeoff: its focus is western Albufeira; for the old town or Olhos de Água, ask for its recent sales there.

Buyer’s agents covering Albufeira

A buyer’s agent represents only the buyer and does not list homes for sale, so these firms are of use to buyers, not sellers. Some are paid by the buyer; others take a share of the selling agent’s commission. Get the fee in writing.

Goldcrest Advisers

Goldcrest Advisers is a buyer-only agency trading through Golden Solstice, Lda, whose registered seat is in Lisbon. Its Algarve office is at Rua Coronel Figueiredo 6, Loja 6, 8400-306 Lagoa, west of Albufeira, and it also has offices in Lisbon and Porto. It says it works “exclusively on your behalf” as a buyer, searching for and negotiating on homes rather than listing them. AMI 23310, verified on IMPIC, 24 September 2026. Its fees “vary” and are not published, so ask for a written fee proposal before you instruct it. The website is portugalbuyersagent.com and is in English. It has no office in Albufeira itself.

Tradeoff: it covers Albufeira from its Lagoa office, and its fee model is not published.

Portugal Buyers

Portugal Buyers is a buyer-only agency trading through Henderson Realty, Unipessoal Lda, with its registered seat in Loulé in the central Algarve. Its website names Albufeira and Carvoeiro among the areas it covers. As a buyer’s agent it does not take listings from sellers; it searches for homes and negotiates on behalf of the buyer. AMI 26180, verified on IMPIC, 24 September 2026. Ask how it is paid, and by whom, and get the fee in writing before signing anything. For a seller, a buyer’s agent is someone who may bring a buyer to your listing agent, not someone to instruct.

Tradeoff: it is based in Loulé, not in Albufeira.

The Buyer’s Agent Algarve

The Buyer’s Agent Algarve trades through Jennifer Crutchley, Unipessoal Lda, with its registered seat in Almancil, in Loulé municipality. It works only for buyers and says “we don’t list properties”. It describes its support to buyers as “fee-free”. AMI 24024, verified on IMPIC, 24 September 2026. Because a Portuguese agency cannot be paid by both buyer and seller in the same deal, ask exactly how it is paid, whether through a share of the listing agency’s commission or otherwise, and get the answer in writing. The website is in English. For sellers, it may bring a buyer to your listing agent.

Tradeoff: “fee-free” implies payment from the seller-side commission; ask who pays.

For owners selling from the UK or Ireland

• Language on paper, not only in person. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation. Engel & Völkers Albufeira states nine languages and RE/MAX Albufeira Praia eight; the others state only their website languages.
• Remote signing. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask whether the agency has handled sales where the owner never came to Portugal.
• Your time in Portugal is limited. Since 10 April 2026 the EU Entry/Exit System records every UK visitor’s entry and exit, so the 90-days-in-180 limit is enforced automatically. Plan viewings and signings so the agency can work with keys and a power of attorney.
• Tax. Portugal taxes non-residents on 50% of the gain at progressive rates, and the UK gives credit for Portuguese tax. See UK residents selling and selling as a non-resident.

For resort and holiday-let apartments

Many flats in Oura, Areias de São João and the resort belt sit inside licensed tourist developments. Under Decree-Law 39/2008 (article 54, original numbering), the CPCV and deed for such a unit must attach the registered constitutive title (título constitutivo) and state the first-year periodic charge, or the contract is void. Ask any agency whether it has sold units in your development and whether it will collect these documents before listing. Algarvedreamproperty, Cerro Novo and Principal all offer rental or property management as well as sales, which helps if you are weighing selling against keeping the unit let. For an ordinary flat with a short-let (AL) registration, the registration can normally transfer with the sale; we found no Albufeira AL regulation, but the council must decide on one by 31 December 2026. How to choose an agent to sell in Albufeira

• Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register, and check that the company on your contract is the one that holds it; several brands here trade under a different company name.
• Ask for sold prices. idealista asking prices in Albufeira (€4,168/m², August 2026) sit about 24% above the INE median actually paid (€3,354/m², 12 months to March 2026, as republished by DataLABOR). Ask each agency for completed sales in your development or street.
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €350,000 flat, one percentage point is €4,305 with VAT. See estate agent commission and costs of selling.
• Keep exclusivity short. An exclusive contract often buys a lower rate; keep the term to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
